–UK Dec House Prices Down 0.2% m/m; Up 2.9% On Year: LSL/Acadametrics
LONDON (MNI) – House prices in England and Wales fell for the third
consecutive month in December, dropping 0.2% to stand up 2.9% on the
year, according to the latest LSL/Acadametrics report.
As is usually the case in the UK, the raft of monthly house price
surveys are coming up with divergent results. The Nationwide survey
reported a 0.4% rise on the month for December, Halifax a 1.3% fall and
house asking prices fell 3.0% on the month, according to Rightmove.
LSL/Academtrics hases its most recent month data on a forecast
derived from and “index of indices” and with earlier months movemements
derived from Land Registry data.
The average prices of a home in England & Wales according to
Acadametrics stood at stg222,827 in December.
Peter Williams, Acadametrics Chairman, said “Over the last twelve
months the average house price has increased by stg6,314, or 2.9%, ie.
below the rate of inflation, so we are already recording falling real
prices.”
Across the full range of UK house price surveys the picture is one
of house price growth on the year declining or turning into deflation.
The Halifax survey showed December house prices down 1.6% on the year
while Nationwide had them up just 0.4% on the year.
